I just finished uploading this House for sale, 14921 Buena Vista Ave, White Rock, BC

One of the unique attributes of this beachside house in White Rock is the ideal location which is less than 100 steps to West beach for easy access to seaside shops/restaurants and the pier, yet far enough away to avoid the noisy marine drive traffic and trains. The higher elevation offers the expansive south and west views from every level of the house and our unique location on the street provides views that are protected and cannot be blocked by future developments. Finally, you also benefit from being 5-10 minute walking distance to five corners, uptown shops, White Rock Elementary and Semiamoo High School. The overall design goals of the project were challenging and all-encompassing. These included: Maximize sea views while ensuring privacy, use of passive solar design and passive cooling, optimize air circulation and cleanliness, having a functional layout with separate family space, adult space and children’s space, involving all the 5 senses into the build, including the highest-tech solutions and finally, integrating Feng Shui elements. A rather expansive list of lofty goals that were all met. To achieve these goals the house was commissioned by one of BC’s most famous designers, multiple Georgie-winning designer Keith Baker of KB Design, and constructed by specialist modern home builders KBC Developments with the execution of the many complex engineering elements by GT Engineering. This modern seaside home is truly a one of a kind. This is evident with the angled south face, dual curved roofs, double-height lofted ceilings surrounded by day-lighting windows and multiple level decks bringing the outside in. It offers a unique blend of Glue-Lam Post and beam construction with exposed structural steel and glass, suspended slab decks and polished concrete floors on all levels. Stunning custom details are integrated throughout the house including: a “floating” steel/wood beam and glass entrance staircase, Modular Arts “water” wall, suspended wide-window fireplace, hand-cut knotless wood ceiling, architectural glass and steel/wood beam awnings, a curved “wave” feature wall, and bespoke cedar/aluminum channel and glass railings on all view decks just to name a few. One of the most important features for the owner was to build the house to LEED Platinum standard for ultimate energy efficiency and to apply many green elements for a healthy living environment. This was achieved on all fronts. An ultra-efficient envelope includes: Cascadia fiberglass triple-pane argon 4-point locking doors and windows, Icene spray foam insulation, Reflectix double-bubble foil in all ceilings, recycled cotton-batt sound insulation for interior walls and even insulated water lines. Viessman solar panels and domestic hot water heating system was integrated with a Triangle-Tube 97% efficiency condensating boiler to provide domestic hot water and radiant heat. All the floors(including garage) have hydronic radiant heat and a gorgeous polished concrete finish giving the combined benefits of durability and thermal mass providing the most efficient/comfortable way to heat the home along with a clean air environment(as opposed to forced air). The lighting throughout the house (inside and out) consists of commercial Led fixtures by EnviroLed. All bathrooms feature dual-flush toilets and low-flow fixtures. Energy Star appliances are integrated throughout. All cabinetry and trim finishes are formaldehyde-free and the house was painted with zero-voc interior paints. Other pivotal design goals were durability, longevity and low-maintenance. For this, commercial contractors Kerian Metal House installed the standing-seam metal roof along with the Galvalume and HF-12 metal exterior for unsurpassed reliability and zero-maintenance or painting. All exterior decks were built using TimberTech XLM decking with hidden/floating fasteners (not cheap composite). The custom built curved fascias are powder-coated structural steel and all the railings are raw aluminum for their rust-free attributes, another important feature for the salty air of a seaside home. Western Red cedar was integrated with the industrial steel exterior for a modern, warm and stylish look. The use of permeable concrete pavers on all driveways ensures superior drainage which is an important factor on sloped lots. Finally, the landscaping consists of a hardy and low-maintenance selection of plants which complement the modern style of the exterior. A residence of this standard would not be complete without the matching luxury touches. The kitchen is a modern-minimalist marvel custom-built in Italy by Moldunova and supplied by Room8. It features all-glass panels with the “Gola” method with no handles, quartz rough-honed counter tops, glass-mosaic tiles, back-painted glass backsplash, and a bespoke steel and glass bar. The appliances are top of the line including paneled sub-zero fridge, warming drawer, bosh dw, gas on glass monogram cook-top ect. Under-mount Blanco stainless steel sinks and Kohler fixtures finish the picture. The master ensuite features a “cocoon” bath floating on river rocks with a sea view port and a unique “waterfall” filling Kohler ceiling fixture. This is integrated with His and her sinks and a large walk-in shower with Aussie waterfall fixture. Use of Duravit sinks, Toto toilets, and Hansgrohe fixtures complete the other bathrooms. Another touch is the hidden automated retractable projector screen above the fireplace which transforms the room into a private theater. The final items which make this a truly “complete” home include: A 2-panel electrical system with essentials that can be powered by generator in case of blackouts, Smarthome wiring with internet/cable in every room integrated with a central media centre, built-in thin LED tv’s in the kitchen island, master bedroom and suite living room, infra-red day/night security cameras for the outside decks linked with the tv cable system, main entry intercom system integrated with home phone, sprinkler system throughout the house, and a monitored security alarm system. As expected with a house built to this standard, a 2-5-10 Home Protection Warranty is provided. The flawless execution of the design plan and combination of all these custom elements ensures that this residence truly stands apart from the rest. We believe that we are offering one of the most unique seaside homes in BC.
